<p>Fox Business aired an interview that can be seen at tinyurl.com/ct9mst asking whether realtors owe anything to those hit by housing and should they make a fee or the same fee on homes sold in foreclosure or in a short sale that they or another realtor had only sold a few years ago during the housing bubble? </p>
<p>While the question elicited many angry comments by agents all over the country one must realize that this is merely a reflection of the general attitude of the public towards Realtors and brokers in general.Since real estate is such a large purchase for most people it seems that the natural view of those who charge for their services in finding and purchasing a home is one of suspicion. </p>
<p>These people see a Realtor charging a fairly large sum for their services.Sometimes this payment is very large from thousands to hundreds of thousands of dollars.So these people figure these Realtors must be making the big bucks.It seems especially galling when the real estate market is in the straits that its in making anyone earning money off of it seem like the very worst of vultures.</p>
<p>Yes Realtors do earn lump sums and some of them are very high.However out of this must come overhead for their business housing food and the proper care and equipping of their dependents.It is not just laughing all the way to the bank.And yes Realtors have to pay taxes on their income too.</p>
<p>If it snows and you shovel someones driveway for 10 does it make any sense that you should charge 5 the next time simply because its the same driveway?Dont you deserve some compensation for the work that you did?Just because you shoveled the driveway yesterday last week last year doesnt mean you dont deserve the same level of compensation.</p>
<p>Realtors dont get paid for selling houses or buying houses.They get paid for the time they spend searching for houses to fit their clients needs or finding buyers for their clients properties.They get paid for the hours they put in doing the paperwork that must accompany a real estate transaction.They dont get compensated for the time they spend on their cell or the Internet or in their car; that must come out of their pockets and hopefully be recompensed by their commission.</p>
<p>Fox Business is not featuring the right question.Its ridiculous to think that someone should work for free or reduced pay simply because they helped someone buy or sell a property several times.It would make more sense for Fox to ask Why are we blaming Realtors for the housing crisis when they werent the ones doing the lending or the buying?</p>

<p>Christmas is over and many of us homeowners had planned to put our homes on the market in time for the spring homebuyingshoppers. But how will we be affected by the unsettled climate in the realty market? Well one thing is for sure it indicates a buyer&#8217;s market and that means that a seller has to try that little bit harder.</p>
<p>If you have anticipated this and have already scrubbed painted and repaired then you are probably wondering what else you can do to separate your home out from the many others. Well there are many suggestions you can follow but here in detail are two of the prime ways to catch a buyer&#8217;s eye. </p>
<p>The first thing to do is to realize that over 80 of all home buyers browse the Internet themselves. Furthermore 30 of all homeowners browse the Internet without even employing a realtor first so your photo is important. Your realtor knows this and will take great photographs for the virtual tour but he needs you to do the preliminary work.</p>
<p>Usually on the Internet is the large photo of the house and front yard and if they like it buyers will click on this to see the rest of the virtual tour. Buy an extra tree or bush in large pots and &#8216;place&#8217; them where they give the most enhancement in a photograph they can always be moved inside or onto the deck after the photo.</p>
<p>If you have a gravel driveway hose the stones so that they are wet and consequently more colorful in the photo. Do not have your car parked in the driveway however prestigious of a model it is! </p>
<p>Sunshine on a home is a plus even if it is only a psychological factor. Is it ethical to use the computer to &#8216;brighten&#8217; the white paint and &#8216;green&#8217; the fir trees? Hmm&#8230;.your call! </p>
<p>The second suggestion is perhaps a less popular one it requires expenditure. However for every dollar you spend this way statistics say you will reap back 80 on your sale price. If you can afford to do a &#8216;big fix&#8217; it will probably be worth it. A &#8216;big fix&#8217; is either the bathroom or kitchen. </p>
<p>Analysts have found that new homeowners will make one change within the first three months of moving into a new home. Forty seven per cent improved the kitchen and forty five per cent improved the bathroom. Now this means that if your home has a brand spanking new kitchen or bathroom they will be tempted by that alone.</p>
<p>Bathrooms are cheaper to renovate but kitchens carry more weight; if you are undecided you can let other factors choose for you. </p>
<p>For instance if you are broke it has to be the bathroom; if you have an outdated kitchen let it be the kitchen; if time is a crucial factor it better be the bathroom; if your bathroom is so small that it will not photograph well let it be the kitchen.</p>
<p>Remember we are still thinking in terms of photographs on the Internet. We are working on getting them to come for a personal viewing.</p>
<p>When you are doing your update stick to neutrals; this is very important. Yes a bright color will catch peoples&#8217; eye in a photo spread but it may get an &#8216;ugh&#8217; reaction too. </p>
<p>Concentrate on lightness and brightness in a kitchen by keeping walls very pale and in a light reflecting tone some pale tones still suck in the light! Add inexpensive strip lights under the counter top and put them on for the photo. </p>
<p>Change just the cupboard doors if you are economizing. amazingly cheap and there are companies that specialize in this. You can lay ceramic tiles for as little as one dollar per square foot so these four changes paint lights flooring and cupboard doors will not be expensive. However it must be said that if you can afford the &#8216;whole new kitchen&#8217; it will be better for the sale! </p>
<p>Now for the bathroom the lighting here needs to be bright but a secondary ambient lighting is also recommended. The new buzz is that bathrooms are being considered as a &#8216;minihaven&#8217; in the home and therefore pale or amber light bulbs some candles and soft music need to be here too.</p>
<p>Of course in the morning for shaving makeup etc we all need the strong bathroom lighting hence the double lighting choice. If you revamp the bathroom think only of neutrals. White and beige together or white and gray together are considered very classy at the moment.</p>
<p>In either the kitchen or the bathroom only install either white off white cream or stainless steel appliances. </p>

<p>With Many home owners deciding to rent their homes out instead of selling The Money Centre has provided a list of top tips to help landlords stay within the law.</p>
<p>The top tips to renting out your property are:</p>
<p>Speak to your lender your mortgage lender needs to know you are renting out your home. Some lenders will allow this but the majority won&#8217;t. Speak to a buytolet mortgage broker such as The Money Centre who can help you change your mortgage over to a buytolet mortgage to be on the safe side.</p>
<p>Insurance you need specialist landlords insurance on your property when renting your property out to tenants at least buildings if not contents as well should you have it rented out furnished.</p>
<p>Tenancy deposit scheme this is now a legal requirement. For all tenancy agreements that started on or after the 6 April 2007 landlords are required to protect their tenants&#8217; deposit using one of the Government Authorised schemes. Within 14 days of receiving the deposit the landlord is required to inform the tenant of how it is protected. There are three schemes to choose from.</p>
<p>Gas certificate this is a legal requirement. You will need a new Corgi certificate each year a copy must be left with your tenants for their records. Contact a certified Corgi registered gas engineer.</p>
<p>Energy Performance Certificate effective from the 1st October 2008 landlords will have to make an energy efficiency performance certificate available to prospective tenants as part of the lettings process.</p>
<p>The certificate which will be valid for 10 years rates the energy efficiency of a property on a scale of AG and makes recommendations for improvement. The most energy efficient homes are in a band A.</p>
<p>Landlords will not be under any obligation to follow any recommendation in the EPC or carry out work in improve the energy efficiency of their property. However it is worth considering that tenants may use the certificate to help them choose which property to rent making higher rated properties more desirable. </p>
<p>The EPC is required by law when a building is constructed sold or put up for rent. EPC&#8217;s can only be produced as a result of a survey by an &#8216;accredited&#8217; Domestic Energy Assessor. They are used to collect standard information on the property including its size how it is constructed and its hot water and heating systems. There are a wide range of companies qualified to produce EPC&#8217;s.</p>
<p>Tax return as a landlord you are now running a business you will need to complete a tax return. Any good accountant should be able to advise you and help you with the paperwork involved. Inland Revenue can come after you years after you may have stopped renting the property or even sold it so don&#8217;t forget this tip!</p>
